I kinda think we should just stop building where we KNOW the fire is gonna burn, but that's not preventing anyone as far as I can see. 

He owned 4 student rentals but got burned out on it.

I thought going hard money might be a route but then Im gonna get slammed with a bigger interest rate, we could rent for a few months but that's like burning money.

Even if you find tenants, instantly, you need to have enough cash in case your tenant burns you by not paying rent, thrashing the place, or moving out in a short period and thrashing the place.

People who subscribe to ATTOMdata, CoreLogic, BlackKnight or John Burns usually understand the context, which you fail to give here, which creates a false narrative, which leads me to the question do you not understand that or do you intentionally take it out of context?

My advised would be to pick 1 niche, then focus on that with burning intensity.
