Here in MA, we not only got significant rebates on our 48 panel (13.44 KWp) system, but also have a 10 year, fixed price contract that pays us about $180/month for Solar Renewable Energy Credits (SRECs). 

If it's not new construction and you still have to go through inspection, that can be a dicey time and require a lot of energy and finesse on an agent's part.

They are nervous about not getting paid, I personally will never take over a job that has been started because I have been burned before6. 

Classics is safe and you want to get burned on design.  

You may be able to catch a turning market but it is hard to do and you can get burned. 

The commercial loan terms ended up being even better than the residential terms, and they had no issues with the fact that if the house burned to the ground, we could still rebuild a duplex in its place.

IMHO total waste of time and money, I built homes for many years taking undo care about energy efficiency, air changes per hour etc.

The amount of time/energy saved by masking and spraying (when approached correctly) is immense and you will justify this cost in a single interior/exterior repaint.  

That’s about $7,000 if I go basic and $12,000 for energy efficient.

What's important is to understand is your cash flow needs currently, which investments you feel more comfortable with (probably mutual funds in your 401k vs. real estate), and the amount of time and energy you will be spending on those investments.
