To be a great agent for a real estate investor, the agent must understand how to analyze investment property, how to analyze comps for properties that are currently distressed but will soon be retail, how to stage/market properties that are vacant, etc.

I know that the lease runs with the property and I have to honor the lease term arrangements; however, the new owner plans to sell the home.

They don't have a formal arrangement and together they are not in violation with the lease (paying on-time etc).

This depends entirely on what stage of the process you are in, whether you are still in probate or not.

Why would I want to do this particular arrangement, you ask, instead of just pooling the money to purchase outright, which is perfectly allowable?

Tell him you will do an inspection of the outside and then arrange for someone to come in as soon as he's back.
