When doing a JV deal where 2 parties are each paying half the downpayment but only one party is on title, what is the best way to arrange the funds to keep the lenders happy?

enter into a landlord/tenant arrangement with someone I could not honestly even imagine evicting.

I would say, "Fix it." too.The problem with the credit approach is it forces the buyer that have additional cash to afford the property and incur the construction work while they are trying to arrange a move and maybe sell their current home. 

@Ryan Nodurft - My recommendation is to find a few pros who specialize in real estate investing (many of the pros on here do just that) and arrange a conversation. 

Selling a house with tenants in it is much more of a pain because of arranging times with the tenant and avoid maximum inconvenience. 

Sounds like for now I am going to have to wait them out.Anyone ever tell you that you have a striking resemblance to Warren Buffet ???  

I wasn't sure if this arrangement was an original idea or something that I could better research - a recognized approach.

In your case, you probably have a good tenant; however, for the most part, it is best to avoid this kind of arrangement.
