Plus, that would create a scope of work that you could compare apples to apples for the contractors.

I look at the cash on cash return and it is not a whole lot higher than my single 5BR house but that's apples to oranges I guess comparing a 30 year mortgage at 3.75% to a 20 year at 5.25% or whatever commercial is going for now.  

Sometimes they are not using apples to apples comparisons when running comps.

This is different than the stock market where you have to pay the going rate if you want a stock.For example, today Apple stock is $123 a share.

I think what he needs to realize is when you build a community and a bad apple infects the rest, it's all going to come down.
