So sounds like relationship with reputable local commercial broker is key to get access to good deals early.

Get multiple quotes and have them tell you what their analysis of the real problem is so that you're not replacing an A/C unit when you just need a part changed out.Lastly I would say, my biggest problem was analysis paralysis.

If the realtor is just representing the buyer, then she should not have had access to the actual dollar amount of previous offers.   

A 1 bed apartment was around 1,000 then.

Anybody knows a sponsoring broker in the area willing to work with a part time investor?

In that case, the apartment owner is, in effect, also operating a parking lot.

Additionally they furnish the apartment and have community managers that set up social events. 

Any recommendations on good management companies in the area that can handle small to mid size apartment complexes?

So I own a few SFR and want to move up to apartment complexes.
