The Japanese have had a stagnant economy for 20 years, their population is aging (much more so than most countries) and their access to resources is limited yet with a debt to GDP is almost double that of the U.S. so why haven't they caved?

I know that there are people here who have said this isn't legal, but no one has ever been able to provide any evidence that a deed restriction such as this is in violation of any law.Deed restrictions are perfectly legal, and restricting resales through a deed restriction is nothing out of the ordinary, and not just with REO sales (I have a friend who inherited a house when he was younger, and the house came with a deed restriction restricting his ability to sell the house until he was a certain age).I don't know any way around the restriction, and while I don't know for certain what the penalty might be, I would assume they could come after any profits at the very least.

Local plumbing company did it for $2000. ( replace section and add clean out ) Most times when they dig down to the roots area, the line is collapsed as well from age and or the roots.

Find an agent willing to work with you and ask that person to comp a few houses out so you can look over the listings and see what creates a comparable sale; sq/ft, beds/baths, lot size, age, etc.

Walkscore can be an interesting metric to look at here as well.Features/Amenities/Age: Also obvious, but tricky to fully take into account because different renters value features/characteristics and amenities differently.Section 8 (and BMR, and rent control): Section 8 is a completely different market - I would not comp against these units unless your property falls into one of these categories.I hope that helps, and feel free to let me know if you have any questions.George

@Thomas Mattausch  well if your my age or 3 to 5 years either side of it.. and grew up in the San Francisco bay area like I did.. well then.. it would be rare that you never smoked it or saw it ... and I mean rare.
