its out of area folks that tend to get hammered on these investments.. some work many don't.I have one client that I have funded over the years and he is of your same mind.. even with fresh rehab turn key they do very basics since they know the tenants are well tenants.I have others that will do rehab to a retail level..

Anyone have a positive experience purchasing used cabinets either from store displays or salvage groups who remove and sell cabinets, etc?

For example to become a licensed broker where I operate (Ohio) you need to go through government background checks, have worked in real estate as a sales agent under another broker for at least 2 years, have a college degree, have a physical store front with office hours, have done at least 40 transactions and much more that I can't think of off the top of my head right now.

@Luke Myers You may want to talk to some mobile home dealerships or local mobile home supply stores.

@Amy Ahearn I haven’t done this myself, but have heard good things about going the route of Facebook marketplace, goodwill, second hand stores etc with well design tasteful ikea/purchased pieces.
