If you use square trim you could stand the sheets of drywall up vertically, fire tape joints with self adhesive fire tape and cover joints with a 1" X 10" or 12" board similar to trim. 

@John MurphyI had a chance to buy an 1850's era church very similar to what you are describing but just couldn't come to terms with what to do with it, even at a low purchase price. 

I would like to have help finding properties (web pages or other strategies to find them) , help making a portfolio to show a bank when i find a good deal, access to banks and places that offer money for flips, and someone to review/remind me of things i might forget being new to investing.

I can't speak to the Canadian market, but I would think that you would be able to find similar resources and ideas from the broad spectrum of people on BP, as well as around the internet. 

I haven't done this since our first rental house prekids.So who else has condo/investment property camped or done something similar to save time and money?  

I'm a landlord in Fort Collins and have looked into similar deals that wouldn't conform to the occupancy laws and my best advice is to avoid breaking those occupancy laws.

A very similar plot of land in the same area i saw on zillow was selling for around 25k i believe.

One area may be lower-priced for a good reason, but even just a few blocks away, a similar property would be a great deal.
