The Red X subscription was $350/quarter so all in it costs about $500/month to keep it going. 

I found a deal that I was excited about but there have been a lot of red flags.

I ran some initial numbers and things look amazing.The property is going for 200k but the other houses in the area are about 300-350k, so that's a bit of a red flag.It was bothering me so we did a walk by this evening. 

If you stand against a rock and refuse to move against the bank it could very well die or you could be forced to say "Fine I was just kidding they don't have to sign" (Which may result in the escrow company demanding they sign or some other roadblock).Just my 2 cents and good luck!

Call around your area, turn over every rock - they're out there. 

In Little Rock, the program works beautiful.  

They will say that even though the market has been red hot here in CA so I know that they are not really closing any transactions.

If not, I'd ask...If the current owner doesn't want to cooperate I'd take that as a red flag.
