It's not a good strategy to scale IMO, but it is often a good strategy to help you build a solid foundation for your portfolio and then use those properties as leverage so you can scale.

There are NO institutional investors that will jump on this kind of deal, but you can maybe find a private lender or do a Joint Venture (equity split?).

This is technically a method of buying/selling real estate, which is illegal without a real estate or law license. 

I want to create this for my family.  

I'm looking to close a deal this summer.

From what I read on the forums, section 8 works well in certain markets and not in others.
