I wouldn't really mind buying in the states remotely as there are some protections and a basic assurance of quality.

Speak with an accountant and/or 1031 exchange intermediary to find out exactly how much you would save from a tax perspective.  

They are more expensive but they do really quality work, are true experts, and provide a fantastic report.

Simply go to your local Building Department and ask to speak to their Chief Engineer or someone else in their Engineering Department. 

Theoretically speaking...If I were to purchase a two-unit property with an FHA loan and only rented out 1 of the units for the first year but didn't live in the second because I was able to live with my parents would there be a legal problem with that?

Managing my own properties and building systems/processes to become the best hands on property manager will help me jump into creating my management company to where I'll be able to offer the same quality service to other investors who don't want that responsibility. 

She won’t let this go and I have tried reaching out to 2 separate attorneys and I can’t get either one of them to return my calls even after calling and speaking to there assistants multiple times.
