Always get permits for conversions and be cognizant of the experience renters will have in your home.

I have done a few hundred sub 2's in my day and all sorts of issue arise that your probably not thinking of or no one could have thought ahead about..

I have suspended Passive Activity loss that would reduce the gain, but not eliminate the gain from tax POV.
