I recommend you buy "Every Landlord's Legal Guide" by NOLO.

There are places high on the list that I wouldn't drop a dime in and places that no one posts about that are great.The bottom line is this is a list based on simple metrics.

Depending upon the local laws, it may be possible that any similar property could be a STR just by a few clicks of buttons to post it online.
