I genuinely hate to see him eating some of his profit to do the trash out, and he genuinely hates that I haven't been able to take possession for more than a week after closing (at 12% interest on a private note).Lessons heard previously but now actually learned:  1) Verify prior resident is out before closing or either delay close or put a lease in place with deposit and high daily rent- even if tenant only expects to stay a day or two beyond close.

If you think it is a great deal worth the effort, you could walk through the property with a trusted general contractor to essentially do an inspection before you put in your offer.

If you were to be administering a 20-unit apartment, that might cross the line due to the amount of your effort that would be put in play.You are correct that you cannot work on a property.
