In this market, just know that a lot of sellers don't like to accept FHA offers, so your offer won't necessarily be as strong as a conventional or cash offer.

Owner had 2 properties with tenants - low balled offers for both w a 2nd person and they accepted so we split them.

I think that one problem you might encounter could be getting an FHA offer accepted over cash offers and 20 down conventional loans in the competitive market right now. 

You can't as an agent accept or pay referral fee to an unlicensed person.  

I then spent the next two years rehabbing it, and am currently selling it for a nice profit (just accepted an offer this morning!)
