I work and live onboard a yacht in Fort Lauderdale, so while my income is nothing special my monthly expenses are $0.00. this has allowed me, over the years, to save up in hopes of beginning my dream.

I see there’s higher education schools (students), an Amazon warehouse (local jobs), Fort Lee (with 10k active personnel), and wonder if it’s a dormitory also for Richmond jobs, with a decent 30’ commute.I see also unemployment in the town itself was at 5% before COVID.

Started getting properties from this 1 agent in particular and he was pretty good, so I would analyze it and we will make offers and earlier this year the North Dallas Market was pretty competitive and we had to make offers above the Asking Price but still cash flowed within my criteria.First Property in 1/31/2021 - Fort Worth, Texas .Yr Built - 2013.

I'm all ears if someone can show me at least 6% cash flow, starting in the first year, in a B class or better property, in a quality area.I've seen people around me do better than 6% in the first year, and I've seen people buy quality properties and quality areas- I just haven't seen a single person do both things at the same time in the last 5 years. edit: (I've seen someone lieing, until I got into her numbers and saw the truth myself :) )I bought a TH 3 years in a suburb of Fort Lauderdale.

I could do SA, Fort Worth, etc --- but again getting approved is getting difficult.

I have had this happen in ohio and Indiana frequentlyWe had a property in Fort Wayne they fined us for having the light next to front door broken meanwhile the house next door the yard was filled with trash and they were not fined - because they were owner occupied….
