This can be a bit more subjective e.g. is there a Whole Foods nearby, is it in the path of progress?

Everything is in walking distance (grocery stores, coffee shops, fast food, 7-11, Blimpie, CVS, Walgreens, Tire shops, Car mechanics, gas stations, small restaurants). 

Besides food and my truck insurance none of my monthly expenses are critical.

There are several reasons: ever increasing sky high tuition costs, jobs that don't require a college degree (coding, social media influencer, YouTubers, trade jobs) that are paying high salaries without the student loan debt, smaller families (parents having 1-2 kids instead of 2-3 kids).There are studies out there projecting the demise of large percentages of colleges and universities across the country in the coming decade.Anyway, food for thought.

Try to find someone like that.Lastly, once you find what exactly you want to do, get as specific as possible in search criteria or any criteria to cater to what you are looking for as @Brandon Turner and @David Greene have mentioned many times in their podcasts.

I try to utilize military sites to advertise and cater to the military when possible as veterans we know and understand the value of a military tenant and what they want.

If I asked you what kind of sauce should I use for my food, you’d probably ask what kind of food is it?

In one of the upstairs apartments we found an unused top level (finished attic) room that clearly had mice living there - which opens into the unit and the tenant had mouse traps at the door that led there.We didn't see evidence of mice in any of the other units, however in one of the units the tenant was out when we came, was very much a mess with old food, garbage, old cans, and garbage piled up in every room.
