The seller is happy because they get more than current use value but I can get it for what I consider cheap and make a large spread.The non-refundable will show how serious they are.

The water source is $25K just to connect...I don't think I can build anything on it as it is zoned "open land".I don't quite get it was community gardens are so cheap...~$20 to $30/year!

I heard od a guy that bought similar land cheap , he was paid to reforest it , he then was paid when he put it in the states conservation easement , then he donated the land to a charity and took a huge write off . and everyone thought he was an idiot for buying the land
