There is 1031 broker out there that can give you as a potential client an actual full cycle of the most DST player track record, really awesome, and an eye opener. 

You could refinance your mother's old brownstone and get better returns in CD's these days -- and of course could look at ETFs and other investments.

You are correct, if I do it is in C/D area. 

It's like being the GM of an NFL team, once players get really good they want more money and become unaffordable.You can build a reliable rehab team in another market, but it will take time (and require you go there at least 1-2 times a month on your first couple of flips).

A lot of players in the space will tell you don't buy lower cost properties with a mortgage but that puts it out of reach for many people. 

You can get that for CD's 3 months to 1 year.

I own in C-D neighborhoods though.
