There are so many reasons why a Zestimate can be wrong.Just low ball an offer.

@Joseph LopezMe and my wifes goals are rentals and to take advantage of the cashflow and refinance and keep that ball rolling.

You could use Zillow for a ball park of what those numbers are however it is not always accurate or current.

Watch the mls every day (or every few days) and put in your low offers (low but not necessarily low ball).

Once they are rented out again you may drop the property mgmt company and assume the role yourself once the ball is rolling.If it were me... that is too much of a mess to try to handle myself.

Here's what I'm thinking of doing for this tenant:  To address the floors, I will or  have my representative place tennis balls, socks or something soft  to minimize further damage. 2.

Heather grab a good agent in the area, and don't worry about anything else besides focusing on the property, and getting it for RIGHT PRICE ,  LOW BALL HIM with cash, and refinance little later down the line.  

All her balls were kept in the air constantly and she never missed a beat.
