@Elton Tate what you're running into is agents with little to no experience dealing with investors and investment properties.In our opinion and experience at least 95% of residential agents only know how to deal with owner-occupied transactions.You'll see a big difference when you look at larger apartment buildings for sale (not on the MLS).

If you have excellent credit, a track record owning rental properties, Loan Amount is over $150,000, you are the sole owner of the entity, and you have the reserves,  Most DSCR lenders will give you a great experience.

One of the best strategies if you are so inclined is to move from property to property every 1-2 years and you can do this with single family homes up to 4 unit multis and get low down payment loans on them of only 3.5-5% down payment owner occupied as opposed to most of the investment loans that require a 20% down payment.
