Good news is that if this has been funded since you were a kid, it seems likely you'd pay mostly (if not solely) long term capital gains, depending on how long the current fund has been held.I'm not aware of any way to transfer in-kind from a non-IRA brokerage to an IRA account.

I will keep you in mind if I come across something that will work with FHA, right now I have one fixer, but wont go FHA even with an 203k. ( a 203k, if you aren't aware, is an FHA loan for fixers.

Most wholesalers buy lists and perform mailing strategies as well as have virtual team members who make the warm up calls and then the owner (you) close the deal.You need to be extremely aware that people will be mad at you, calling you names, swearing at you, etc because for you to make money at it, you need to buy it below market value.
