I'm sure a service call would be cheaper than having electrics put in, which will mean wiring back all the way to the breaker box (= an electrician charge/possible permits/ possible forced other wiring upgrades to current local code).

All of this adds up to about 18k in capital expenses, which is about what I had put in originally for the downpayment.I'm only on my second tenant and my prop management is serving the current tenant an eviction notice.
