Also make sure you get with an attorney who normally does this type of work, so you have a solid loan package that best protects you in the event the loan goes south - the borrower normally pays your legal fees for doc prep, so that wont be a cost you need to bear.Best of luck starting your new venture!

Chances are also good in your example, that you wont be making a March payment 10 days after you close your loan.

I've seen bad assessments and management destroy peoples lives in retirement because they have no control and can't absorb the impact of bad HOA management.So I guess my vote would be to sell and look for higher NOI, passivity, and protection against any kind of market correction.

In my county, there is a 60 day, or 12 month waiting period (depending on the type of levy) before you can do anything to the property.During this time, what is to keep the previous owner from further destroying the house and wiping out your investment?

edit:before anyone points it out. i do not have a mortgage on the house i am living in now and have been removed off the deed. i wont get approved for 3.5% down being on the deed to another property or so I have been told. i have another post here from a few weeks back asking about it.
