But the non-warranty deed obviously has us concerned. 

@Aswin Elam You can get loan on your name as long as you have valid visa and you met with other guidelines.

But market rent, backed up by a lease is certainly fine.Cash is still considered valid to conduct business with and there is NO requirement to deposit cash in order to claim the income. 

However, the point about deferred maintenance is valid.

Some lenders don't want to allow an LLC to be the buyer so we also will deed the property into the LLC (using a warranty deed) after the transaction is funded.

Some state will require that you have a local driver's license some will only ask for your passport with a valid entry stamp.To get a local driver's license you also may need a resident or student visa.Now if you are talking about financing a car, then without local ties and steady income I don't believe that a lender would agree.

@Kevin Lin You can have many valid reasons , A tenant reported a water leak , like you said you are moving in .
