its the same with flipping.. if everyone that went to a wholesaling and flipping course actually did any thing.. there simply is not that much inventory to buy in most markets.. it works in the still dead and dying areas were you may have 2 to 5k vacant homes in an MSA it works fine there still.. but in most markets no way.. very tough.the guys I know that do wholesaling profitably and not just sitting home by themselves have Massive marketing budgets 10 to 50k a MONTH.. they have staff they have closers that go out and do the deals.. they run it as a vertically intergrated business.. and those guys can make good money 500 to 1 million or more a year net.. that's good money..

People are more likely to dig into something and estimate costs for you (to get your some data points) when you have a specific situation/project and possible solution proposed.Other advice would be to see places and get used to walking around the Menards/Lowes/Home Depots of the world to more quickly be able to reference standard stuff like lumber, finish materials, windows, etc...

Here is what I would like to see:a set of exterior pictures incl all 4 sides of the house, the front and back yard and the garagea picture of every roomseveral pics of kitchen and bathroomsfurnace, AC, water heater, electric breaker panel and electric service outsidebasement walls, cracks if any, water stains, any puddlesa close up shot of: a sample window (the frame, not the glass), flooring, siding, roof shingles - if possibleanything else that needs attention or is broken (crumbeling chimney, a huge fallen tree, water stains on the ceiling etc)Better to take the pictures with an actual camera with a real flash, cell phone shots are usually not good enough, because they turn out too dark and don't show details.

Inspector also noted window screen was broken and needs to be replaced, paint on kitchen cabinets was chipped and needs repainting, paint on multiple walls was chipped and needs repainting, and the garbage disposal was not in working order and needs to be fixed.
