Remember, it isn't only the gurus who get a black eye for the actions of the slick snake-oil guys, it is also ALL real estate investors.I've had some people get angry at me because they believe that BiggerPockets is decidedly anti-guru . . . we're pro-investor.

Upside end result will be 2 new bathrooms and new kitchen, new windows, new floors updated plumbing and electrical panels, new oil tank outside all for cost of materials gas travel and costs of 3 - 4 months rent etc.

The butcher block was sealed with butcher block oil and will need to be reapplied periodically be the new owner.

I already feel like her irresponsible actions have put me (and herself and family) at risk so I'd like to just disable the furnace and provide her with those oil filled space heaters to dummy proof things abit.

The big kicker was heating- unlike my market, most of these multis were on oil, with a single heating system for the building (ie landlord pays).
