I started as a Private Money Broker and just got back into wholesaling, and wanted to know if anyone had a good Title Company they could recommend to me that's really good with all Wholesale type deals?

What types of questions might be good to start with if I would like to find out about investing in single family rentals? 

Does anyone out there have any companies they have worked with that offer this type of product?

@Sole Angel what type of deals are you trying to do? 

Generally speaking your upfront closing costs will be higher because you will be charged points by the lender; if its a construction to perm no you only have to pay closing costs once, this is the benefit of using that type of loan.

I'm a hard asset type of guy, so bear with me here, I understand the foreclosure process, done a ton of those, so arrears and payoffs and legal fees etc, I get.Loan modifications, I've helped a lot people get those.

What type of loans or lenders should I target to get this deal locked in?

Type of Market: Is it a declining market, is is suburban or is it rural?
