The, around 5%, rate is currently lower than what you'd likely find now (rates are just starting to dip back into the 5's for investment properties), but I don't think that keeping your rate here should impact your decision.

I work with clients that 1031 into DSTs, some of which are slated from the start to go into the Sponsor's REIT utilizing the 721 UpREIT.

You can buy an ADU with your 1031 exchange, but only the portion of the total price the ADU is worth would be considered the exchange.

Now - I just noticed they are taking 18% of that (total payout)  which is inclusive of cleaning fee + nightly room fee (which is fine).
