If you identify more than 3 properties that add up to more than 200% of your selling price then you have to buy 90% of them or your exchange fails and you owe all the taxes.

Idk about legal but I wouldn’t move forward with them, the amount of companies that claim they sent the owner owner held security deposits that don’t is also ridiculous 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

The same people who claim the ocean is rising are buying ocean-front property because they know it's not true.
