Crash prediction is as follows:More apartments staying vacant (seattle times article and npr podcast on nyc yesterday)Projects are permitted and planned years in advance so even as commercial multi family of 50+ are crashing, they are still buildingOk n next 2 years smaller devlopers and property managers to go under, default, get bought out.

A bathroom remodel that is not completed (in usable bathroom) stucco damage on exterior and exposed slab from in finished flooring project. 

That way I cash out the one house and use the taxes I would of paid to fund my project. 

His impact will still live on within his projects and community outreach programs but the there will be a significant drop in downtown business during basketball season with him away.

As for the reserve amount, usually I do 3-4 months of costs (not income) plus any amounts for upcoming planned capital projects on the property (roof, deck, any replacement / repairs that you are planning).

Would it be possible to create a business summary and present the plan for a business loan in order to fund the complete project?

I invested over $90k in two rehab projects with a partner.

I like to think I run fairly conservative estimates (at least compared to the projections we use where I work).
