Home is in good condtion with newer systems and rents within hours. 

Just to help verify this amount, I set up a separate account in my bookkeeping system to hold the additional charges.  

Once you pick a state / city you can start diving into towns and suburbs to see where the better school systems are and better places to live or where you feel a solid investment can be made. 

@Joshua A Fuhriman My friend has his own team in India that works as his virtual assistants and they do as they are instructed to (as part of his system), to do backend work but my friend is still face and sound of his platform in Baltimore.

As @Mark Fries states, there are deals out there, but you have to have a system to get the homes.

I can’t see you prevailing on This property though.....if you want to spend the time money to “prove a point” or “change the system”, carry on.A similar dismay on my part.....I just went to bid opening where a state agency accepted a bid that was turned in late on a $12M project, caused by confusion on the bidders part.  

Trying to do my due diligence, i spoke with the director today and he told me I needed $3500 for enrollment in there system.

@Anino Adokpaye i use fiverr a lot but as for what your looking to have done i would go with upwork and before even hiring the help send messages back and fourth make sure the person is going to work at your standards most of them have a reporting system for you so that they can prove they are doing the work but still interview them (through messages) and find the one that fits right for you.

Something stable with lower chances weird crap happening so you can get your systems in place for running a rental business.

I do plan to set systems in place to almost fully automate my Airbnb rentals to allow me to keep scaling my business portfolio.
