Their comment was they suspected something was funny about the ad but still felt they had to check it out.  

I believe someone with Neighbor scout subscription could get the exact appreciation but I suspect it is over 10%/year for last 50 years.  

We suspect they were doing that to try to get rid of the pool service and then ask for a rent reduction.

If you are trying to say, your rental period is from the 1st of the month, but your rent is due by 28th of the prior month, I suspect you are going to have an unpleasant encounter with the Landlord Tenant Board.There are times when it makes sense to set the monthly period on a date other than the first of the month, but logistically it will be far easier for you and your tenants if you stick with the first of the month ... especially if you have plans to increase the number of units in your portfolio.

In fact, much of AtlantaREIA's advertising comes off as somewhat suspect to me.

Although I'm not a lawyer and I don't even play one on TV and I don't have a crystal ball I suspect that the texts are more likely than not to hold up, particularly in small claims court.

I would then terminate the section 8 for cause... although I suspect your stuck with the section 8 until the end of the lease term.. you can file a complaint with section 8... each section 8 district is unique.. not sure how aggressive your area is.  

Anyway refi  or sell then if you think bank misappropriated draw funds you can bring an action to prove that.. plus damages I would suspect...
