I haven't got an easy way to filter the data currently, but using our Google Analytics, I can tell you that California is easily our largest user base, followed by Texas, Florida, New York and Illinois -- within Cali, our visitors are mostly from the LA area, followed by SF and San Diego.In terms of Metro areas, NYC is tops, followed by LA, DC, Chicago, SF, Dallas-Ft.

As far as agents go, I would keep an eye on the boards and do your homework on anyone you think may be a suitable candidate.If you'd like to speak further about your search and the pre-approval process, you should drop by my office.  

I would recommend that you go as a visitor once, even pay the $100 to join the REIA (I feel it would be $100 well spent for the networking possibilities, chalk it up to marketing expense) so you can continue going to the monthly meetings.  

My thinking was that if a seller needs to get rid of a property quickly and hasn't found a suitable buyer with the help of a listing agent or on their own that I would be able to find a deal that works for them. 

I also want the inspector to tell me multiple things like "is the roof suitable for rain water collection for human or animal consumption or both" and needs to know to check for how the metal seams were done, any nails used, etc and I suspect only an ag type inspector would know these things… There is also some ag machinery that I may need to get appraisals on because I know nothing about pricing tractors or implements or such (my wife & I grew up farming but didn't ever buy anything because our parents did all that).Another example is that I can pursue the home loan through my banks but I will need to talk to the local farming property loan people and don't know much about that...

You may need input from a suitably savvy CPA on those statements.

@James Matuschka Not sure where in Louisiana you're from, but I like CO much more in terms of long-term appreciation and general attraction for visitors and tourists.

Also, how to deal with yard space / privacy can sometimes be challenging.Conversely,  a suitable property for carriage home installation can be found for 20 to 30% less than a suitable one and the rent differs only minorly for the 'main' unit.Also - as mentioned earlier in the thread, the city is currently looking to formalize all suites to code.

The site gets about 2400 visitors / month and I’m getting between 15-30 emails / month from people interested in buying land, relocating, renting apts, getting help with residency visas etc.
