If I were you, I would contact a few, interview them, and select the one that is the most knowledgeable regarding your specific situation and investing goals.

Basically, my Investor would fund a specific loan not be part of a pool of funds.One thought is I would maintain my same process and loan docs that I've used with my Borrowers where my LLC would be the Primary Lender, manage the loan and receive payments from the Borrower.

More specifically, I’ve been looking at 3 bedroom townhouses versus villas (word used loosely) in small developments.

One of them told me that if I close the loan directly into an LLC (which he confirmed they can do), then it won't affect my personal DTI ratio when I'm looking to qualify for future loans, specifically my next primary/house hack that I plan to buy at the end of next summer. 

Is there a particular site thats good for searching multi-family specific?

In my market, I am able to legally ‘manage’ other properties without any specific licensing.

(This is a general statement not market specific) Condos have a lot more to deal with that TH/Apt, these two are pretty cut and dry compared to Condos. 

Not to get political, but it's very interesting to see what it's doing in specific areas. 

If you think they are dealing you need to make the late night visits uncomfortable by dealing with any specific lease violations regarding quiet hours.
