Literally everything seems to boil down to the numbers, and the numbers don't lie, which is true across basically every industry and area of life.

So I will narrow my comments to the location, the Investment Team, and buying turnkey.LocationWith an almost infinite number of places you could invest, I recommend narrowing your location search based on the following criteria.Population > 1M - Smaller cities may be too dependent on a single industry or employer.

My industry has been hit hard by COVID and we are pending heavy layoffs, which is fine and may free us up to move back to Texas since we had a child here and need support.It turns out I have a friend investing heavily in Wisconsin and another in South Carolina.  

(btw Kiyosaki’s company just filed for bankruptcy).I personally find books about/from titans of industry way more interesting. 

I've never had any RE courses from university or any other formal education so I am going into the industry with almost no knowledge.

The note industry is "Get Rich" is NOT "Get Rich Quick" "Simple" but Not "Easy". 

Additionally, the house is at the back of a neighborhood and the lot behind it is getting turned into an industrial park/logistics center.

I currently work full-time in industrial automation sales.  

Once you determine a few markets that may interest you, I'd recommend spending quite a bit of time learning the neighborhoods, demographics, industries, and other applicable socio-economic factors that may impact the local real estate market. 

Pricing went down in 2008 because the recession was directly a result of over-leveraged banks & the bad practices in the lending industry.
