I've only dealt with residential at this point but am looking into self storage and on my search for commercial I stumbled upon a car dealership property where the owner is moving out of state and motivated to sell the property.

Does anyone have any experience purchasing tax delinquent properties?

I have solid savings currently,  for down payment on what hopefully will be several properties.

You can definitely have multiple 1031 exchanges in a single year (I am assuming these are on DIFFERENT investment properties). 

I am quickly learning that many banks do not give HELOCs to rental properties.

By being open to single family homes as well it really increases your choices, and for us, reduced the cost per door of acquiring our properties.  

The property was actually sold back in April, but he's still giving me updates as if the property hasn't been sold.
