If you are renting to college students, I would suggest having a parent sign as guarantor for payment and make sure you run their credit report as well.

Would you guys suggest taking out a HELOC.

I was hoping folks has suggestions because I kept running into dead ends because the physical bank location of the online bank platforms need to be in the state to follow the rules for MA. 

While simple tasks like patching holes and repainting can save costs, it's safer to hire professionals for jobs like installing recessed lighting.

Going back to your suggestion, I am moving on from the lender I posted about, if you see the first two replies; where the user's name goes in the upper left corner says that "account closed" The borrowers I have can put up 30% down and rehab property as most of them are in the "remodeling business.

I am also trying to establish my team, I have a good realtor who is sending me properties, I was connected to a lender but I am open to suggestions/ recommendations for lenders, property managers, project manager (is this common?)
