So on commercial, you really have to look at some micro & macro economic trends, demographic shifts, as well as looking at the integrity of the property, leases, etc. so that at the end of the day it's cashflowing. 

So it sounds like it is perhaps shifting to a renters' market in SF.  

Since getting rid of the no goods and shifting to Cozy I have phased out my box, utilizing my home address instead.

Attitudes have shifted, and all but one of my drama-laden tenants have calmed down, and even explained to me that they now understand why rents have risen, and are happy to have a nicer place for their clients to come see them. 

Some of these HR shifts still factor being able to attract top talent.
