Ken Bugna I think you do not consider taking such a property UNLESS you have a much higher negotiated PM rate.In PM work it is mainly a money loser for a business especially on the residential side if you want to scale it large.Those rougher properties and areas the PM's want 12 to 14% management fee because of the exact reasons you mentioned.

Keeping equity in the deal is a personal choice, but if you can pull out some equity and buy another property it might be a great option to scale up.

I'm communicating with probably the best TIC operations attorney in the country (I'll introduce him later), his firm deals mainly with conversions of larger complexes and HOAs and works nationally and on an international scale. $$$$$!
