It also helps if you do what's often referred to as "reverse wholesaling" where you get your cash buyers lined up along with what they're looking for then when you get a property under contract you know exactly who to call to offload it without having to really do any marketing at all (which is where regulators tend to bust wholesalers.)Hope all that helps!

Account Closed don't know anything about Marks properties however I know a lot about the land business as I grew up in it... unlike were you live in GA.. from basically TExas WEst.. there are huge areas of inland desert that were subdivided years ago prior to subdivision map act regulations. these properties have been on the books for 50 to 100 years they never developed in any appreciable way.. but they are legal lots of record.. many are not buildable but they can be bought and sold.. most are bought at county tax sale then sold on the 100 dollar down 100 a month program on land contracts.. kind of were land contracts got their name..
