My ultimate goal would be to reinvest in a market that also has high rental demand and a future that looks positive from a demographic standpoint.

It sounds like a DSCR cash out refinance would good option for you as you can be in an LLC, no DTIs, and there are no concentration limits when it comes to how many you can do. 

But we do want the option to use it as a short term rental in the future.Do I need to go the ADU route - separate address, utilities, etc?

Up here in Beaufort, SC and it seems as if the closest options we have are Charleston and Savannah, very disappointing.
