Just make sure you research all the intricacies of MFH at the state and local levels.Zoning, I quite often come across MFH's that were converted from SFH to MFH by the owner without permits and zoning.

I should add that we did a complete rehab as well (new kitchen/granite, bathrooms, windows, rebuilt walls and reconfigured layout on 2nd floor w/ all permits pulled).

When I live (Atlanta), you wouldn't be allowed to complete most of that work without permits, and you'd need a GC to pull the permits anyway (you wouldn't be able to do it yourself).
