If it sits on it's own land, but not on a permanent foundation, then find the value of the land through the normal real estate comps procedures, and find the value of the home's "blue book value" and add together.

I have been managing this gorgeous home for about 1 year and a half now and have ran into plenty of minor inconveniences concerning guests checking in and out which is expected, but one issue I have dealt with a number of times is tampering with the A/C thermostat.
