David A,I don't need the income right now.I think the area I'm buying into shows great promise and long term potential.The area has positive population growth and is in strong demand.I'm letting someone else pay off the mortgage and I'm collecting the tax benefits while being patient.

Know your numbers and be patient until you find one where the numbers work and then move fast. 

@Spencer Gracia Yes, adding $100 each for maintenance and capex gives you a margin of safety for your estimates. 

Be patient, it takes time.

You just need to be more selective and patient.

There are even some emergencies where they have to go in at odd hours, see the patients, and get the procedure done.

If there is a current safety issue I would replace it immediately.
