I have another meeting at the next board meeting and it is on the agenda but there is no guarantee that this will be approved so I might be fighting the battle for longer than I want since the condo market is climbing at a faster rate of appreciation.

COC isn't stellar at a mere 7.72% but if appreciation continues on pace that could easily be six figures per year so we could potentially refi and pull all our cash out in a year or two (although I don't usually do that because I'm too stingy to pay closing costs twice and sourcing capital for deals isn't an issue).

The problem is that even a well managed HOA can change overnight when one member who is doing a lot leaves, or a new member with an agenda is elected.
