It is like an artist selling his painting for 100 dollars.  

Known fixes are accounted for since I have gone inside the house and seen what needs to be fixed (carpet, paint etc).  

I believe we spent too much on paint and prep work and net time I hope we work ot somethig better on paint contracting

New paint inside and out and the flooring.

I was trying to paint a duplex last week and kept getting interupted with phone calls!

I don't mind painting.  

It will also be useful if you ever do any painting with a sprayer!

because then you have to texture and paint where the new mirror doesn't cover. 

You shouldnt have a big problem getting rid of the skunk smell especially if your remodeling and replacing carpets etc and painting but I would use a Kilz or my favorite is Bullseye 1-2-3 (has a stain, mold, moisture, and odor blocker). 

The only thing you need to know is whether or not there is lead paint in the house.
