When the market is hot profits and commissions get squeezed as margins decrease.It will be a lot easier to make money once we hit the next recession.Those of us who have made our way through 2015 and 2016 finding the hidden gems (properties discounted beyond what it would take to make what most would consider an acceptable spread in this market) are now having our margins squeezed beyond what the aggreggate numbers would suggest.Two years ago the MLS was drying up, but I could find one here and there, or do direct mail and dig up some decent leads.

I've done a little digging into this route but probably should do more research as I don't think I fully understand all the ins and outs of how this would work.I've heard that this can be pretty risky for a first time investor like myself because if something were to go wrong I wouldn't have as much experience on how to handle that.

I'm not keen on spending thousands of dollars right now to dig up and replace the sewer line to get rid of the bellies, so I figure jetting the sewer line once a year could buy me some time before I have to pay for a more permanent fix4) Electric water heaters - flush out the water every couple years; not sure if anything else needed5) Wood destroying insects - termites and other WDI are a concern in this area but I'm not entirely sure the best way to keep this in check.
