I would have expected someone with 15 year experience plus their own accounting firm to know these things that I learned in just last few days (with your help, of course, and also thanks to @Basit Siddiqi @Eamonn McElroy @Taylor L.)But it’s possible that their specialization is something else (like corporate taxation) rather than real estate.

I posted a "Quit or cure" notice on the tenants door with similar language and miraculously the poop has been picked up.

I’m particularly interested in learning about areas within the city that are promising for such investments.

Would you recommend any YouTube channels, books, or podcasts to learn more about cash-out refinancing and similar options?

Hi Rakesh, if you are serious about learning multifamily and going all-in, then you should get trained.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.
